TPR Valves
The TPR valve, an acronym for Temperature, Pressure Relief valve. Is a safety device installed in your water heaters. This safety device is designed to "open" and allow pressurized water and steam heat to escape under certain conditions. Water heaters are designed to heat water. They accomplish this by using either electric or a gas such as propane or natural gas. As they heat the water, pressure also builds up. If there was no TPR valve, and the pressure continues to build

Double tapping
During the electrical portion of a home inspection, we will open the electrical panel to look for any issues or concerns. In this photo, we can see a situation we call a double-tap which is when two wires is shoved into the opening of a breaker switch which is designed for one wire. This could potentially cause an electrical fire.

Wind Mitigation
Part of a wind mitigation inspection are the roof to wall connections which are accessed from the attic. Having certain types of connections among other "mitigations" can potentially lower the wind portion of your homeowner insurance premiums. The wind mitigation report is valid for 5 years. Remember to have it updated to ensure you continue getting the discounts.
